Imagine waking up in the morning and settling down in your office for a day of work. You glance over your to-do list, then peruse the newest opportunities that have come your way in the real estate investing arena. You sigh. There are literally 9 new deals that all look workable, and you know that you simply will have to choose which 3 or 4 to work on. The rest will have to wait.

Sound appealing? Of course it does! While there are nearly always lots of opportunities available in real estate investing, often the deals turn out not to be so great once you really start investigating. So how is it possible to get such a high percentage of good-looking deals on your desk? The answer is easy:

Train Your Buyers and Sellers.

When you work with another real estate investor, a buyer or a seller, you have the opportunity to make a lasting impression. That impression might as well be one that could make you money in the future, right? Of course!

This is more than networking, though. You need to be very clear from the beginning of every relationship about your abilities. If you can nearly always see a way clear to finance the "unfinanceable," that is a huge asset. If you prefer sticking solely to short sales strategies, then you should make sure that all of your partners know that you are the best of the best - and how to determine if a deal will appeal to you. The same goes for any type of specialty you may have.

Over time, as you meet, work with and help people in the real estate investing arena, you can tailor your reputation and your requirements so that everyone knows long before putting a deal in front of you whether you are likely to take it. Add to this a reputation for getting things done, and you will always have more opportunities in real estate than you can possibly handle alone.
